Empirical Analysis of the Effects of Owner Occupied and Tenant Occupied Housing Units on the Environmental Quality of Enugu, Nigeria

How occupants of housing units handle the various housing units they occupy has been identified as among the factors affecting the quality of the dwelling units of residential environment of Enugu metropolis. The actions of landlords who own and occupy their housing units in Enugu (as they concern the housing units owned and occupied) are different from those of the tenants who occupy the units on rental basis. These invariably affect the residential environmental quality of the area. This paper therefore undertook the empirical analysis of the impacts of owner occupied and tenant occupied housing units on the environmental quality of Enugu metropolis. The metropolis was stratified into low, medium and high density areas and samples were randomly selected from these areas. The various environmental quality variables were reduced to a single factor score known as the “y” (dependent) variable using factor analysis. Owner occupied and tenant occupied housing units constituted the independent variables as X1 and X2 respectively. A relationship was then established between the dependent and the independent variables, using a multiple regression equation. The result showed that adjusted r2=.906, indicating that 90.6% variation in the environmental quality can be predicted from the activities of the occupants. The impacts of tenant occupiers are more prominent than those of owner occupiers, leading to dilapidation of more of the housing units in the area, among other problems. Creation of enabling environment for people to own their own houses among other things has been recommended.
